We frame new decks on concrete footings poured below the frost line, then build up with pressure-treated joists and your choice of decking board. Ledger boards get flashed properly where they meet the house, which is the single spot most decks start rotting.
We replace individual joists, boards or stair stringers instead of tearing off a whole deck for one bad section. If the framing underneath is still sound, there's usually no reason to rebuild it.
We pressure wash, let the wood dry out fully, then apply a penetrating stain or sealant rated for exposed lumber. Skipping the dry time is why a lot of stain jobs peel within a year.
We'll sketch out multi-level decks, built-in benches, pergolas and stair layouts around how the yard actually slopes. A deck on a flat Cordova lot and one on a sloped Collierville lot get built differently underneath even if they look the same on top.
Composite boards like Trex or TimberTech don't rot or splinter, but they still need proper joist spacing underneath, usually 12 inches on center instead of 16. We size the substructure for the material, not the other way around.
One cracked or cupped board doesn't mean the whole deck is bad. We pull the bad boards, match the width and species as close as we can, and re-fasten with the same hardware pattern.
Loose posts usually mean the lag bolts pulled out of the rim joist, not that the whole railing needs replacing. We re-anchor into solid framing and check baluster spacing against code while we're there.
We frame a screened section onto an existing or new deck, with its own roof line and door, so you get somewhere to sit that bugs and afternoon sun can't get into. Framing has to carry roof load, which is a different calculation than an open deck.
We tear out old decks, including ones that were never attached to the house correctly, and haul off every board and fastener. Sometimes this is step one of a rebuild, sometimes it's the whole job.
Stepped decks connecting different elevations need stair stringers, landings and railings calculated for each level separately. We handle the layout so the rise and run stay consistent from the top step to the bottom.
